Nyko Property is not like your regular retail Real Estate Agency,if you where looking to sell your house, we couldn't help. We only deal in exclusive off market Real Estate opportunities, usually brand new or 'off the plan' property in Melbourne.
We have 2 types of clients
1. Developers?
We work with developers to assist in marketing and selling their projects. We normally first get involved during/or when planning approval has been obtained and before any construction has begun (although we occasionally consider projects that are under construction). Once we have researched the project and assessed its suitability, we offer a complimentary Marketing Proposal, specifically aimed at identifying the key go to market strategies for that specific project.
Nyko Property cannot help to market all projects; we first take into consideration our ability to sell to our database and its overall suitability to our way of selling. We pride ourselves in being honest and straight forward and will notify you immediately if the project does not fit our particular database.
The key to Nyko Propertys success is having a large, diverse and successful array of business partners who work both locally and overseas. Having dealt with many of our partners for years, they trust the work we do and the research we supply and recommend our projects to their valued database of clients.
2. Partners
Nyko Property does not sell direct to the public, many have likened us to wholesalers, in that we research and assess projects for their suitability then offer it to a group of partners. Our partners then suggest these projects to their clientele.
Partners can either be a Real Estate Agency who uses Nyko Property as a wholesale provider of property, or a financial services firm, who wants to offer their clientele exclusive investment opportunities i.e Accountants, Financial Planners, Mortgage Brokers etc.
The property is not all that Nyko Property offers, the due diligence performed on each project prior to marketing is then forwarded to our partners so they can offer it to their clientele. The information is extensive and includes 3rd Part Diligence, that is completed by respected firms in their fields. This information includes a full Valuation from valuers that sit on the banks panels, indicative Tax Depreciation Schedules to identify the non tax deductions available and a rental appraisal from the leading Real Estate Agency in the area.
